our fees


At MANAGERENTHOUSES we represent landlords only.

We list all vacancies on Multiple Listing Service including HAR.com in Houston, and MetroTex in DFW,  and invite participation of all Realtors to show each vacancy anytime and anywhere without the competition of in-house agents. Because only the Realtor representing the future tenant earns the lease fee MANAGERENTHOUSES is uniquely positioned to exact uncompromised tenant approval standard.

Owner agrees to pay MANAGERENTHOUSES specific compensation as follows:

  • Management Fee – Ten percent of rent collected
  • Lease Fee – Up to Half of the first month’s rent only to the Realtor representing the tenant
  • Lease Renewal – One-Third of one month’s rent

  • Account Set Up Fee: Free
  • Reserves: Not Required
  • Service Fee for Repairs or Maintenance: None
  • Fee if a Tenant Purchases Property: None
  • Eviction Administrative Fee: Free
  • Professional Marketing Photos: Free

If we secure a new lease agreement, and continue to renew the lease, based on the length of occupancy, your total cost of lease commissions will be:

  • <2 years – .50 month’s rent
  • 24+ < 36 months – .83 month’s rent
  • 36+ < 48 months – 1.16 month’s rent
  • 48+ < 60 months – 1.5 month’s rent

We will credit 100% of the lease fee if the tenant does not pay 100% of all rents scheduled in a lease approved by MANAGERENTHOUSES.
