OWNER MOVING OUT

Typically, our future clients contact our office 1 to 90 days prior to moving out. We will then schedule to meet at your property. Meetings are scheduled at the owner’s convenience on Monday through Saturday between 8 am and 5 pm.

The following items are reviewed regarding the property during the meeting:

  • Availability date
  • Tenant approval standard
  • Make-ready standard
  • Lease agreement
  • Rekeying standard
  • Management agreement
  • Market rent projection
  • Utilities
  • Marketing process
  • Owner communication
  • Schedule a follow up meeting to finalize the proposed management agreement

OWNER IN TOWN

When a property is vacant, it is available to be placed on the market as soon as the make-ready needs are met.

We will schedule to meet at your property. Meetings are scheduled at the owner’s convenience on Monday through Saturday between 8 am and 5 pm.

The following items are reviewed regarding the property during the meeting:

  • Make-ready standard
  • Market rent projection
  • Marketing process
  • Tenant approval standard
  • Lease agreement
  • Management agreement
  • Owner communication
  • Schedule a follow up meeting to finalize the proposed management agreement.

OWNER OUT OF TOWN

When a property is vacant, it is available to be placed on the market as soon as the make-ready needs, if any, are met.

We will schedule to visit the exterior of the property on the same day. We will then call the owner, and review the following:

  • Market rent projection
  • Marketing process
  • Tenant approval standard
  • Lease agreement
  • Management agreement
  • Owner communication
  • Schedule to finalize the proposed management agreement.

After the management agreement is accepted we will then schedule the following:

  • Rekeying standard
  • Review the make-ready standard
  • Update market rent projection

TENANT IS IN COMPLIANCE WITH THE OCCUPANCY AGREEMENT

When a property is tenant occupied, the key to effective management is a successful transition from the owner to MANAGERENTHOUSES. Property owners often review the property management transition process with our firm either by phone or in person. Meetings are scheduled at the owner’s convenience Monday through Saturday between 8 am and 5:00 pm. Same day meetings are available. Walk-in visits are welcome.

The following items are reviewed:

  • Lease agreement or terms of occupancy
  • Current rent market projections for the property
  • Management agreement
